We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

4 u1 a, l) ~, g; WAt least 1-year customer service working experience in Canada- f* C8 u& f, f1 O
Class 5 drivers’ license
! j; r  v- R) y/ K
; b/ o8 f5 H+ _& rPreferred+ Q7 p" ~5 w* M; z) ^9 U) _
Any experience managing a portfolio of residential properties.
3 B, }4 x: U( k8 o: bA comprehensive working knowledge of the Alberta Residential Tenancies Act.

; N, j1 b; }5 LSupervision of contract service providers.

Rent payment follow up
; b/ L, D/ y) e( g9 L- [1 m8 ~Maintaining regular, clear, and appropriate communication with tenants.

Marketing

/ w! `1 i6 p2 I. ]* L+ AReview and approval of monthly financial statements, rent rolls, and revenue reports." L8 Q! ~- }  n7 {
Oversight of day-to-day operating expenditures for the properties.+ i3 c. V' r& {$ N& \
Collection of rents and arrears, including initiating legal action when required.
' e* P" l2 @4 A9 ~" X# pMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
! }4 w) _) n8 V9 }8 g: {" x& M3 X' e
Maintenance  z( Y' G0 a4 e6 i! _- X) X
Preparation of appropriate preventive maintenance plans for assigned properties.5 V3 D" m; I3 o: p$ s% B
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.& O4 |8 {/ b  u' G! \& r; U
Ensuring all properties are in compliance with local building and safety codes.- j  ?# i' D% P9 q
Sourcing appropriate third-party vendors to provide services to the property as required.
* L; N8 }% R; n+ w; D- ?8 \! EConduct regular inspections of the properties to ensure first-class operations are maintained.
. b' V' H2 u- G  s9 _8 o! rPlan and recommend capital improvements that may be required.
* ~3 m3 O. T1 z& GEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
