Maintenance Coordinator

3 O( }& O1 @5 R/ p' P+ yWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:
( ^; x7 g* T7 B( ~! ?At least 1-year customer service working experience in Canada4 G8 ~' Y, ?6 h! X8 Y
Class 5 drivers’ license
/ {+ X+ @3 c0 o  q. H0 ^$ H8 {( S5 k; i1 b* J' Z% V% O7 \0 O4 o3 x
Preferred  z$ t# U3 q7 ]2 y0 P/ N* g0 g
Any experience managing a portfolio of residential properties.
! N* d+ V1 W1 ~- b5 pA comprehensive working knowledge of the Alberta Residential Tenancies Act.) Q6 C+ D3 i/ W% C& X

Supervision of contract service providers.
# U+ F- d8 m3 D2 d: F8 j$ ]: EPreparation of thorough monthly reports./ S! P( p' q* U: M3 N
Rent payment follow up
& G9 N5 \, Y" s+ k0 y4 ZMaintaining regular, clear, and appropriate communication with tenants.% K4 m. r2 d0 z% s
Open house showings
1 s! R2 W- n; D  _# bMarketing* q  a: D6 x2 V2 L: Z
Drive to sites- S* F" E- _  u
Other tasks related to be assigned

Financial
. j7 f8 t) C1 Q* G8 n7 JReview and approval of monthly financial statements, rent rolls, and revenue reports.9 C' ^8 e' g( u2 O0 c
Oversight of day-to-day operating expenditures for the properties.
+ z" c; X2 e1 I6 q% b5 l/ kCollection of rents and arrears, including initiating legal action when required.% Y. W" g/ b! U; L; W+ A; ~
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.4 V1 h0 E4 V( T' \& i
0 m: N( _' D' @+ O9 l: F( y
Maintenance+ Y5 y( m/ x$ d3 j6 g
Preparation of appropriate preventive maintenance plans for assigned properties.
, d" ]' p, T/ y) z( `& `Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.5 b2 W$ v) ^6 k1 h- C5 H; ?
Ensuring all properties are in compliance with local building and safety codes.5 C! h% k1 j8 h1 j) ]) W- \( o
Sourcing appropriate third-party vendors to provide services to the property as required.5 T( Y9 r* L) B& u
Conduct regular inspections of the properties to ensure first-class operations are maintained.1 L4 ]3 h; k& Z: K& D
Plan and recommend capital improvements that may be required.$ c6 e& n  B4 q" p) E9 C
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.$ ^+ ?; _+ K  O9 A& ~0 b0 L( v6 U

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.( i7 Y  t; ]$ Q4 ]
