As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.; U- @, @7 j" ^! y- z

Required:
% |3 B, r; n/ ]" D! w! vAt least 1-year customer service working experience in Canada/ R0 N3 G. f) j+ O0 A+ l) m
Class 5 drivers’ license' s1 [' E& r+ V# F2 Q
' M6 C6 X2 `$ jPreferred
/ d5 X3 Z' U! f$ oAny experience managing a portfolio of residential properties.
" B$ b4 X$ e) C" U5 f8 [% oA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Collection of rents and arrears, including initiating legal action when required.2 c) z/ [4 a% l- I
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
' i) w1 k1 L* PPreparation of appropriate preventive maintenance plans for assigned properties.( a+ G% K, E$ f# O
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.4 `( \# p3 e, G5 C$ W3 b. n/ U* ?7 q
Ensuring all properties are in compliance with local building and safety codes.
0 j8 a3 b$ f) j) m" J5 N0 pSourcing appropriate third-party vendors to provide services to the property as required.
8 N3 x8 p. z. g7 Z- L% qConduct regular inspections of the properties to ensure first-class operations are maintained.
! @4 B: F' H# g8 A2 S7 bPlan and recommend capital improvements that may be required.
+ y# k; J) t/ i! B: y* |1 ?Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur. f/ Q: e9 S6 m( E0 n
