We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.2 ^2 B# e7 l- k

At least 1-year customer service working experience in Canada& q7 w1 K/ j/ D& k! O' @1 J% J/ T8 R
Class 5 drivers’ license& Y- I' g  J8 _+ y7 S

( R. p& ]- d8 }. t/ APreferred. E  P6 H4 ~, M0 _7 _
Any experience managing a portfolio of residential properties.+ c7 b6 C& F" `+ w/ N5 M9 @
A comprehensive working knowledge of the Alberta Residential Tenancies Act.4 t  _4 C; ^+ g' o

Supervision of contract service providers.
' @. m6 U8 ~# {0 p3 L4 N' v$ K3 GPreparation of thorough monthly reports.

% g/ \; |. P' ~' F9 @Maintaining regular, clear, and appropriate communication with tenants.

) b8 H! J  _( _7 v9 p9 J1 w) UMarketing
7 _( _' ]; y9 h& l; w. gDrive to sites
) C) r" i- |2 N/ yOther tasks related to be assigned

Financial
! t$ j5 T, [: J) ~  U7 [( T. W  gReview and approval of monthly financial statements, rent rolls, and revenue reports.
& g; V9 o; b* [. t5 C, h, [; S" a& VOversight of day-to-day operating expenditures for the properties.& j* f' F7 b; b% }
Collection of rents and arrears, including initiating legal action when required.
6 Y5 i, B, x3 l$ B5 zMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
! h& T6 W& Z8 N) M% {* k4 k  N+ z% a' |, b
Maintenance
, n: u+ l, L: b+ CPreparation of appropriate preventive maintenance plans for assigned properties.
0 o" j: H! N( Y  DMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.8 d1 D" _5 r2 i6 X
Ensuring all properties are in compliance with local building and safety codes.: H9 l9 b" y6 q. w( \; a. h; A
Sourcing appropriate third-party vendors to provide services to the property as required.  ^" ]. ~; Q- a* E
Conduct regular inspections of the properties to ensure first-class operations are maintained./ t0 y+ \7 a7 H: D$ Y, C' }
Plan and recommend capital improvements that may be required.
% w" I0 H9 a' ]6 N3 z% t$ i6 d: p# f1 zEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

6 v1 @/ b7 n+ f1 iThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
