/ a4 w9 N1 E8 Z, dWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:
At least 1-year customer service working experience in Canada
+ |+ R' u/ M" z. HClass 5 drivers’ license

. f6 Z! c9 I6 z6 j7 E' M4 OAny experience managing a portfolio of residential properties.
7 f9 \5 u: M. i! k3 JA comprehensive working knowledge of the Alberta Residential Tenancies Act.

* G1 K9 @: J  N0 KReview and approval of monthly financial statements, rent rolls, and revenue reports.
8 k5 Q- k2 s( c+ R( A3 MOversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
" G" S# y4 C6 i) p/ U/ uMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
Preparation of appropriate preventive maintenance plans for assigned properties.
; Q; n# _! t. L9 z8 sMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
( z9 u* H* d! f* A; _* WEnsuring all properties are in compliance with local building and safety codes.
3 A+ E+ s2 D$ ^8 @5 sSourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
% m* S+ `0 Q+ [Plan and recommend capital improvements that may be required.
6 J" l( a+ u, }, N/ bEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.

Salary: $3200 - $4000 / month
