We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.$ Z9 ?' u- ~, t* z z

At least 1-year customer service working experience in Canada! ^& P _+ {; P# c/ D6 b

Any experience managing a portfolio of residential properties.

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.0 o( c3 z) ?! c1 o2 Q
Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports.0 ^7 b" r8 O0 X7 s
Oversight of day-to-day operating expenditures for the properties.6 w+ n# j7 o6 Y3 U" x
Collection of rents and arrears, including initiating legal action when required.
, s( ?: }0 z3 Y4 q* wMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
$ ~8 u# Z5 L# x7 E) m4 d. B0 ~Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
0 J9 ]8 p! j3 Y) w4 yEnsuring all properties are in compliance with local building and safety codes.2 F6 J% ^3 S+ o4 P0 j ~: H1 p: T
Sourcing appropriate third-party vendors to provide services to the property as required.
$ ~, z2 M4 m" F$ {" ^# c7 @Conduct regular inspections of the properties to ensure first-class operations are maintained.2 }: R( v8 G. x% Z7 ` |5 v: M, b
Plan and recommend capital improvements that may be required.4 Z v5 r S) K& z4 G: f
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
