Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups., ?- m& M; c( |+ }

At least 1-year customer service working experience in Canada+ P( `9 j# T! t* T9 V& {1 Q& |8 F
Class 5 drivers’ license

Any experience managing a portfolio of residential properties.9 w2 m h4 L/ Y' n
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.3 ~) U% @5 h i' ]' c' U

Maintaining regular, clear, and appropriate communication with tenants.& ^3 y" f3 ~3 v; ]/ h$ }

Drive to sites

Review and approval of monthly financial statements, rent rolls, and revenue reports.
2 e9 v" @* Z) M. J5 v1 z# }& UOversight of day-to-day operating expenditures for the properties.
( i# B! E, J. _Collection of rents and arrears, including initiating legal action when required.
7 A2 Q( f5 g8 n' ]# l2 MMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.( Y- F: Z3 P+ w: }4 b( e, w

Preparation of appropriate preventive maintenance plans for assigned properties.
8 }% f- D: g4 w, Y7 OMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.1 O6 A- a3 l: Y: w2 w
Ensuring all properties are in compliance with local building and safety codes.
5 Z0 l% _- @2 Y4 USourcing appropriate third-party vendors to provide services to the property as required.
& ]$ J/ |7 d7 {. B. D, `Conduct regular inspections of the properties to ensure first-class operations are maintained.
5 S2 h q" q/ x3 Q2 xPlan and recommend capital improvements that may be required.% U/ R( n, B0 W$ @7 W1 {; S, e
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.; `9 H0 k! R7 k+ a4 s2 |/ n
