As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. / w* _" b3 }* B( z9 Q8 N

At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.
6 e" }0 H4 l* zA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
7 X3 B/ g! ^3 D  h/ }+ VOversight of day-to-day operating expenditures for the properties.% J. T6 J& B: [/ w5 e
Collection of rents and arrears, including initiating legal action when required.8 }, R% _7 @- u2 k3 e" p4 |
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.2 H! j' S& G" j2 s+ }

. Q/ o6 N* c# A" Y7 ~! aPreparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.& S, ^) ?& {) ]$ e
Sourcing appropriate third-party vendors to provide services to the property as required./ a' I" c5 A  n9 S
Conduct regular inspections of the properties to ensure first-class operations are maintained.. W4 E! Y6 u. d1 N! Q/ R: T
Plan and recommend capital improvements that may be required.! ]) ?/ {: ^+ F/ G- P+ B% g( o, I
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
