We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. At least 1-year customer service working experience in Canada

3 Z9 @7 ^! {: o, J& QReview and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required.
1 q; g7 E3 ~  uMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

2 H+ G( @: H* \6 sMaintenance
4 E7 C5 b! }" T7 C4 y! z! N2 OPreparation of appropriate preventive maintenance plans for assigned properties.
- k3 _2 q' W' g8 |Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
- v3 g4 R' i- }4 vEnsuring all properties are in compliance with local building and safety codes.
1 K" _2 O3 l0 r" U# jSourcing appropriate third-party vendors to provide services to the property as required.  E& o  X6 D8 g/ U! {8 G* S
Conduct regular inspections of the properties to ensure first-class operations are maintained.
9 |+ T2 u& E; h/ j6 ePlan and recommend capital improvements that may be required.
) q% ]; h* d- {: S& BEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord. 9 G3 H9 Q% X; }% Z" S
