We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada1 N' j. f! o, l0 Y. ^
Class 5 drivers’ license

Preferred
3 D- G- F( T8 x4 _$ b% HAny experience managing a portfolio of residential properties.
8 d: ]1 \( t4 J% YA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
. t' f. _& z6 h) v! t4 k' z1 [$ mOversight of day-to-day operating expenditures for the properties.
% F2 Z( T0 e6 ?8 v% `" D  w, TCollection of rents and arrears, including initiating legal action when required.
2 n; |# K3 p' `3 LMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

" I* b3 ^- C  ]' f: y' v/ uPreparation of appropriate preventive maintenance plans for assigned properties.

! P9 L5 O$ L/ \7 sEnsuring all properties are in compliance with local building and safety codes.
* ^5 T, E( f. _9 Z8 [Sourcing appropriate third-party vendors to provide services to the property as required.
/ m, R6 ^/ Q0 W/ GConduct regular inspections of the properties to ensure first-class operations are maintained.5 F; Y4 b3 B, `# D
Plan and recommend capital improvements that may be required.. Y( }9 c; U7 o* [: J
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
