We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

· At least 1-year customer service working experience in Canada

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.8 w* @1 O* Z# W7 x
Oversight of day-to-day operating expenditures for the properties.3 A: l; r- ~+ t' g. u: ?9 X$ U
Collection of rents and arrears, including initiating legal action when required.
: r1 P Y) W/ o% UMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

. x: q) n3 G3 N' \# `Preparation of appropriate preventive maintenance plans for assigned properties.
7 a& [# ^+ x/ r. aMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.8 l& B0 ]4 \' S
Ensuring all properties are in compliance with local building and safety codes.
! I, V5 C* U7 X( @) LSourcing appropriate third-party vendors to provide services to the property as required.# Q$ G r- J: R1 A7 O; m8 O
Conduct regular inspections of the properties to ensure first-class operations are maintained.
) X; U1 }! h; S# l: sPlan and recommend capital improvements that may be required.
! G$ s [& u" |7 \" F( QEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
