As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Preparation of thorough monthly reports.

Open house showings

Oversight of day-to-day operating expenditures for the properties.. T/ \( `6 L* O! G1 F+ s
Collection of rents and arrears, including initiating legal action when required./ f, y6 [2 ]& |* k
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.7 z3 S2 V2 d1 r: Y6 V& \1 F  ?
Maintenance2 k2 d$ j. R! X, H" L. \; X

( Q8 U( F4 C  C$ k, X7 v6 YPreparation of appropriate preventive maintenance plans for assigned properties.) G- d. C& Y6 f+ Q8 _
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.. D1 v, {' H" L
Ensuring all properties are in compliance with local building and safety codes.
3 f8 b2 F) e! |Sourcing appropriate third-party vendors to provide services to the property as required.  U# W; G, w2 I) e, R2 c5 z
Conduct regular inspections of the properties to ensure first-class operations are maintained.
  y' k( b) c4 _5 k' d, M2 xPlan and recommend capital improvements that may be required.
) O+ W0 Z3 `# a7 q2 K, @Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

Salary: $3200 - $4000 / month
