As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Oversight of day-to-day operating expenditures for the properties.
! w9 F& o. p) n+ S4 qCollection of rents and arrears, including initiating legal action when required.
8 j [ I3 f) m# j. t0 QMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.& W4 H; @$ q" o- r [+ C8 u

Preparation of appropriate preventive maintenance plans for assigned properties.
t9 i9 }) c( X+ `( ^Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
* f: N8 S Y! a5 KEnsuring all properties are in compliance with local building and safety codes.
J0 d- c- S2 L0 ySourcing appropriate third-party vendors to provide services to the property as required.
0 i. M0 G. r5 X5 E- FConduct regular inspections of the properties to ensure first-class operations are maintained.; L5 U; k, ?2 B/ }
Plan and recommend capital improvements that may be required.4 `: z1 Y- h% a' O* h) x
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
! Z/ B" F# j" Q2 D' g' QThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
