Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Oversight of day-to-day operating expenditures for the properties.
* `* h" x" V( I( LCollection of rents and arrears, including initiating legal action when required.
" Z* R+ o8 q% c/ m- l& z) g7 ]Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
0 M) G+ N) a5 E% e- FMaintenance! k6 b$ T$ N; N$ N

& [6 E+ t6 r5 FPreparation of appropriate preventive maintenance plans for assigned properties.1 D1 C2 b& B/ E2 ^
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
$ M, G1 y$ ~" @* \% sEnsuring all properties are in compliance with local building and safety codes.: g: K& s! V' B- W, ^" T0 j. f
Sourcing appropriate third-party vendors to provide services to the property as required.; E, i! T& ], H1 F5 M- c8 W
Conduct regular inspections of the properties to ensure first-class operations are maintained.
1 n7 I! c7 Q) Q% sPlan and recommend capital improvements that may be required.
) ?% i5 L! J5 k2 rEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
/ A1 c# n; I, z8 S& a, T. TThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
