2015年平均房价和库存量上升，而销售量下降

3 Y& ~2 L4 y! Z8 h埃德蒙顿2015年1月5日报道：2015年埃德蒙顿通过MLS住宅房的销售量比2014年下降了9%，但比2013年上升了1%。这一销售量的下降体现在各类房屋类型上，除了双拼和联排屋的销售量上升了6%，独立屋比去年同期下降了9%，而公寓的销售量则下降了13%。2015年的销售量为17298个单元，而2014年则为18991个。

) h7 Q" }1 z1 b8 I尽管销售量下降，而房屋的年平均价却依然逐年增长，独立屋以$437,569的平均售价比去年同期增长了1%。2015年公寓的平均售价为$252,954比去年同期增长了0.4%， 所有住宅则的平均售价为$372,511，比2014年增长了1.5%。

“2015年是埃德蒙顿房地产稳定的一年。埃德蒙顿及周边地区由于经济的不确定性而导致房屋销售量有所下降，但我们仍然能通过市场上价格的小幅增长，看到市场保持的稳定性。“房市在秋季开始逐渐冷却，而库存仍然高于正常水平。”埃德蒙顿房地产经纪人协会主席Geneva Tetreault表示 “我们可以接着看到因为低抵押贷款利率给购房者带来的优势。年初新盘大量上市，可以给购房者更多的选择与富足的时间。我们可以继续看到受欢迎的40万左右独立屋供不应求的市场。”

4 c" P' ^' [1 Y6 H  M全年销售/挂牌的比例为54%，比2014年下降16%。房屋从挂牌到售出的平均天数为51天，比去年的47天有所上升。引人注目的是，相比于2014年年底MLS系统只有3059套住宅，2015年年底有显著的增长到5088套住宅。

由于是季节性常态，12月所有住宅价格比起11月小幅下降了0.9%，独立屋价格从11月份的$432,862下跌到$424,629， 公寓12月份下降了1.8%到$248,956， 双排、联排屋比11月份增长了10%，平均售价为$374,217。
