# p7 ^4 f3 W5 L- V! X. IHire your own lawyer and ask him/her to add a clause that call for monetary compensation from the builder. It is NOT a good idea to use the builder's lawyer; in case of a dispute, you will lose more than a lawyer would charge. Beware that the fine prints on the contract may not be in your favour, your own lawyer will explain to you but the builder's lawyer probably may not.
one of my buddy bought a condo unit 2 years ago, supposed to take possession like 1.5 year ago and sell it for a net of 30K. but he didn't get the condo until like last Dec, so lose 20 k now . that is how they word their contract, nothing you can do.

并且最近在看blueprint, 我发现还是不够详细, 很多地方不清楚,问售房人员,他们也不清楚。这个就是以后的根据呀,这上面没有写的话,以后有问题就没有什么凭证了。另外,我们的外面的地形地貌,根据地形,他们设计的流水方向是从2个房屋中间流,而不是从sidewalk边上的下水道流,我们的是corner lot. 我们说不合理,想让建筑商改变后院的高低倾斜方向, 好流水,他们说这是政府画的,不能更改。还‘强迫‘我们在上面签字。有点郁闷!!!情问大家,也都是这样吗?

Builders offer either 1 or 2 years service warranty. New home warranty is 5 or 10, but only on the structure of the house.

The builder should provide you with all warranty certificates. Remind your lawyer to make sure these are stated in the contract and track down if the builder had paid for new home warranty premium(the builder should provide a copy of proofing documents and buyer's lawyer may contact New Home Warranty to check) when he goes through the papers;when you sign up, remember to add another condition to the purchase agreement: subjected to approval by lawyer. This enable you to back off if your lawyer find something not favorable to you.
