买大学区的condo,希望大家给个建议

老杨团队,追求完美;客户至上,服务到位!
最近agent给我看了一个一室一厅的Condo,是大学区的,靠近大学区的SAFEWAY,价格在20万,比较旧,但是高层,混凝土结构的,大家觉得这个价格合理吗?

如果这个价钱合理的话,那我们可能5年之后离开爱民顿,现在担心到时候买不出这个价格。0 V: ~$ w4 k* E' h  h' d/ f4 i

but firstly you need hire a new agent and judge what  the CEO said about  condo.& B* b2 B4 ]2 q4 E

The average price of a condo in December 2008 was $234,286. Ponde expects that the average price will be $222,500 at the end of 2009.

五年之后还卖不到这个价格,估计没大可能。。。。。。。

你给offer 10万,愿意卖不卖,反正买不成对你只有好处。估计5年后你肯定卖不出20万的价格。6 R! N' R7 s  k, X5 f* M* N

再讲讲价。1 f$ I; T& s( R8 G& n
大家都在等着降价,但估计大学区的房子不会降多少,且20万的房子价格波动不会很大,再算上租房子的钱,还可以的。" F0 `; J. \! x
5年后经济应该复苏有些时间了,好卖。

IF THE SAME CONDO CONDITION, YOUR RENT <= 1.5 * (COST OF CAPITAL + MAITAINANCE + CONDO FEE), YOU SHOULD BUY IT.
2 I$ G8 c) H* |+ RBUT IF YOU TAKE IT AS A INVESTMENT, THAT'S ANOTHER SONG. Totally different.
