买房子，什么是好的地区？

据说买房子的时候，地区很重要，可是我不知道什么地区好呀，怎么办？:(

有几个原则，一是越贵越好，一分钱一份货，咬咬牙做富人区里的穷人。二是看小学排名，因为人穷不一定志短，小孩学习好父母们肯定也都是尊敬守法的好村民。

a good neighborhood normally has following indicators:
1. quiet, clean and nice looking neighborhood, little or none adult movie store, no pawn store, little or no store has steal bar as cover
2. has a lot of trees
3. has good school in the neighborhood
4. resident usually drives nice cars
5. has a lot of christmas light decoration during the christmas season.
6. has beautiful front yeards
7. has good playground
8. less apartment building in the neighborhood, if has, shall be high end and usually expensive one.
9. people roaming in the neighborhood are either excersising or walking the dog.

well, just a few indicators, may not cover all, welcome any additions

我个人买过房，也卖过房，但不是经纪，切身体会就是一定要找个好经纪，这十分重要。

RIVERBEND除TERWILLEGAR TOWN以外是绝对好区，还有更贵的区，比如WESTVIEW等，都是最好的区之一。

SW到DOWNTOWN可能是最近的了，其他的区反倒更远。当然学校附近或是直接住DOWTOWN当然更近，但房子不一定符合你的选择。

我只知道 TERWILLEGAR TOWNE 不好，人人都在往外卖，但不知竟是因为原设计人。那里的房子都离得太近，让人一看就不舒服。

TERWILLEGAR TOWNE在位置上真的是很好，很好。但原开发人为了满足一些中低收入家庭的心理，把一大片好区，盖了一大片小房子，象贫民窟一样，很多连车库也没有。是一个开发失败的典型区。

反观，TERWILLEGAR GARDEN，只是相邻不远，但用了完全不一样的设计理念，真的有“新旧社会两重天”的感觉。

of course, there is a big difference on the house price;

Terwillegar Towne: small house only 26 wan - 30 wan. very few >40 wan.

Terwilegar Garden: general price, > 45 wan, up to 120 wan.
