I read the statistics data from MLS, it said that 60% deal accept less in last month. And average closing price is around $10,000 less than the list price.

As a buyer, I guess choosing MLS would be better off. The seller's agent can do a good job to persuade seller to accept a lower offer. (don't hit me with brick, I am not from MLS)
