As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

: U" ?2 C+ ~7 S6 ~+ a$ ]At least 1-year customer service working experience in Canada
( j0 y7 C5 k1 w, g& `Class 5 drivers’ license

Preferred
* H, |, a0 i1 eAny experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
4 F% D; b/ o/ c( X4 XOversight of day-to-day operating expenditures for the properties.
4 U, _4 }" d6 N- y7 H! |, }, aCollection of rents and arrears, including initiating legal action when required.
! n7 }- H  z1 h  q, N3 V! X& VMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

) x& J0 d; D; F+ z# w  }( QMaintenance
, J# U3 ]7 `, v: S. d: jPreparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
# A6 c" V; k% d3 X$ W5 y, j' U1 BEnsuring all properties are in compliance with local building and safety codes.
% c2 v6 m, v- m+ USourcing appropriate third-party vendors to provide services to the property as required.
1 F  P4 {/ g3 ^; Z4 E0 PConduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
