As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.; p1 S& u: G# ^' ]/ O5 k: ?

Required:
% B! R& q5 b# k% e- u  WAt least 1-year customer service working experience in Canada
* T( U9 m1 T! T. X) Q1 \Class 5 drivers’ license
2 n4 c* u" P7 n/ h( _
2 v, X9 `3 S) u, X6 J: DPreferred% }$ F9 \  E" z; |" n
Any experience managing a portfolio of residential properties.
0 h% a+ S7 F- \- v) B( }, C; x3 u  y. IA comprehensive working knowledge of the Alberta Residential Tenancies Act.
+ ]8 B7 y' y& N3 M! _/ j& s7 R$ k" x
General) }. ?4 e. H% d  M
Supervision of contract service providers.+ |0 @. i8 b: x4 o
Preparation of thorough monthly reports.

  s6 a' ?3 W: `) j7 h! ]1 ^Maintaining regular, clear, and appropriate communication with tenants.7 X8 @( q* U* d( e/ A4 W# R4 w

Marketing

Financial  D. L$ A7 O& H" ]& y
Review and approval of monthly financial statements, rent rolls, and revenue reports.4 l7 y' F( Q0 g
Oversight of day-to-day operating expenditures for the properties.
+ p8 m3 `5 f' l0 o: Z. cCollection of rents and arrears, including initiating legal action when required.2 n% x" b  q2 G3 k; h& A5 p( h6 `6 s0 S
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

8 m1 ]/ T* j: ~/ Z' g3 i5 s& ZPreparation of appropriate preventive maintenance plans for assigned properties.2 D( Y2 D0 W; y- b. b
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.( T- t1 G5 y( @5 f, G& N
Ensuring all properties are in compliance with local building and safety codes.5 S1 i( ]7 ^' v" u% m
Sourcing appropriate third-party vendors to provide services to the property as required.7 Y4 V% X6 X- `( ?9 Y
Conduct regular inspections of the properties to ensure first-class operations are maintained.# T! [) ~! H* o- o2 R
Plan and recommend capital improvements that may be required.  R! Y( f2 {/ X) X% T/ h. I1 K/ J7 A* R
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.3 G' m4 o$ y- ]! k
