We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups., O1 x2 g4 v1 q, M0 e

At least 1-year customer service working experience in Canada" w4 @9 B* c1 d9 h4 f1 c
Class 5 drivers’ license
  \" C. z5 w- l- e( w' m# W; E
! W0 O, g! o) i5 @1 p. @Preferred
( C, V3 r3 Z9 ]. U3 I# g) QAny experience managing a portfolio of residential properties.3 a/ O& l) u; r% S* {
A comprehensive working knowledge of the Alberta Residential Tenancies Act." x0 `" v/ ^) v- Q) w8 _

General" T1 k0 w* |$ s; d
Supervision of contract service providers.6 T* z! h2 Z' n! @4 o( K2 V8 ]
Preparation of thorough monthly reports.3 _: L5 E7 M- M  W# w. ?
Rent payment follow up
/ B* Y) f* m$ L  dMaintaining regular, clear, and appropriate communication with tenants.

Drive to sites

/ f9 o$ G  y( Y4 h) EReview and approval of monthly financial statements, rent rolls, and revenue reports.
$ W! Q6 L8 L/ e! uOversight of day-to-day operating expenditures for the properties.! @7 T' X1 Z$ l8 K
Collection of rents and arrears, including initiating legal action when required.4 L4 Y; a* P7 P% e$ y/ j
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

& e6 u/ G4 [! ]" i7 ?% _9 \Maintenance
4 n* w% h2 g% o! xPreparation of appropriate preventive maintenance plans for assigned properties.
# m8 @. y/ t( d( {# y0 P4 p/ `1 aMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.' b; n" q( F$ z% }& r$ ?
Ensuring all properties are in compliance with local building and safety codes.# V/ ~9 |4 l8 g; E  J# _5 j
Sourcing appropriate third-party vendors to provide services to the property as required.
6 b0 t( P8 s: H4 H: A, c1 DConduct regular inspections of the properties to ensure first-class operations are maintained.
3 p4 j2 O  ^* e- U3 k( f" N& u" _Plan and recommend capital improvements that may be required.5 m0 W9 S4 E4 p1 I0 ]% r
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.

Any RECA License (if possible)
