We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:

Class 5 drivers’ license" b3 U$ p$ T% l9 c
. T* O$ {1 i8 k! J3 z7 g' kPreferred2 h `4 F6 g! e( p8 N6 p& s7 j
Any experience managing a portfolio of residential properties.
8 M* B: {' K$ p1 M! A2 A! u9 sA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Marketing

Review and approval of monthly financial statements, rent rolls, and revenue reports.* V6 p5 s' d% ~% g) o
Oversight of day-to-day operating expenditures for the properties.3 _( l1 v7 v0 x+ t6 F. Q
Collection of rents and arrears, including initiating legal action when required.
" t4 i! Z* {2 }6 m: JMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.4 e' K: M2 }2 q2 h3 f. w- \6 h

Preparation of appropriate preventive maintenance plans for assigned properties.5 q6 U" W( a7 V* B: M+ ^8 @
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.4 W4 N3 d/ c H( L; S/ S
Ensuring all properties are in compliance with local building and safety codes.5 Q3 |" e& I8 Y3 O6 k
Sourcing appropriate third-party vendors to provide services to the property as required.8 b6 n6 | t3 E# R9 ]
Conduct regular inspections of the properties to ensure first-class operations are maintained.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
