We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.2 G: q" h8 N2 C- z

Required:

Any experience managing a portfolio of residential properties.$ t# G& H; |# | q5 [9 \
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Review and approval of monthly financial statements, rent rolls, and revenue reports. ?% u! k3 w( r+ z! l7 F
Oversight of day-to-day operating expenditures for the properties.
/ ^2 X4 C6 C3 R2 J5 o" \Collection of rents and arrears, including initiating legal action when required.. n- L$ s3 r' w, h1 i
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
P2 T# L7 g) T- |$ f/ H! hPreparation of appropriate preventive maintenance plans for assigned properties.
" p; j, ^1 H/ b& S$ s8 J5 C9 jMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
L2 c3 i& [' F8 a; R+ _Ensuring all properties are in compliance with local building and safety codes.1 r% \8 U) l0 ]& s# I/ J' b8 P5 J
Sourcing appropriate third-party vendors to provide services to the property as required.; b* E: B" z' s6 ~# C
Conduct regular inspections of the properties to ensure first-class operations are maintained.

5 p; ]8 ?$ l- k( ~Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.& {& z$ {! y! W Q: m1 C
