- p: |7 w6 B& R4 h1 l1 t2 R/ o$ BWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada( \! o- s4 f- k. Y/ @
Class 5 drivers’ license, n4 P3 j+ A  v9 I0 E9 e* x# D

* m6 }( ^6 i' Q: Y- s4 ZPreferred
: l7 {/ w7 q4 d* i, }; xAny experience managing a portfolio of residential properties.+ m9 R. ]$ e( w) R
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.
. Y% Q# q; K" }7 z% ?. W3 _+ O; rPreparation of thorough monthly reports.

- s+ D# i3 U9 k* YMaintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
# [7 ?4 U+ G2 L, aOversight of day-to-day operating expenditures for the properties.$ ]. Y4 `( X( u/ H( h, U8 W+ {. w
Collection of rents and arrears, including initiating legal action when required.
' Q( m8 z/ ^, l# o& tMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.. M! J0 G" g) W& P% N2 l! t1 O

Preparation of appropriate preventive maintenance plans for assigned properties.
, X+ i5 `5 s6 yMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
. p5 Z# N9 o, y+ p3 I7 y% o$ e4 JEnsuring all properties are in compliance with local building and safety codes.4 h; e5 q3 z* r: W6 M+ [; w4 V
Sourcing appropriate third-party vendors to provide services to the property as required.
6 T0 y% P, B9 dConduct regular inspections of the properties to ensure first-class operations are maintained.
( g6 S$ F4 u) O' PPlan and recommend capital improvements that may be required.6 Z! K* p( e2 d2 Z
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.% O+ k: Y: m% U- @. J1 j

! \, W" ?% g" IThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
