A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.4 @# ]+ X, P7 s
Oversight of day-to-day operating expenditures for the properties.

5 c2 T. P! Y3 k$ w/ ]( q, ?Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
* ~" }5 b$ M$ `5 P2 z0 a8 _3 PPreparation of appropriate preventive maintenance plans for assigned properties.) i( T7 J A" o: x; R. \. I* m
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
: \1 h* G2 C# o% I5 E) o, @Ensuring all properties are in compliance with local building and safety codes.

Conduct regular inspections of the properties to ensure first-class operations are maintained.4 i! g% k' B) `* v: B1 h/ s
Plan and recommend capital improvements that may be required.
