As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.# U3 Z$ m  r8 {

Class 5 drivers’ license

Preferred- |# v. l7 |/ S" H9 x$ R
Any experience managing a portfolio of residential properties.7 B* D, a+ b' w: k. J7 @3 J
A comprehensive working knowledge of the Alberta Residential Tenancies Act.% y3 j# [; @8 l4 {) h

Supervision of contract service providers.
: z0 A8 _: P" Z5 e3 ]( b8 ^7 uPreparation of thorough monthly reports.

$ i% E* d2 f8 _2 ~Maintaining regular, clear, and appropriate communication with tenants.

Marketing

Review and approval of monthly financial statements, rent rolls, and revenue reports.' P, |: m3 |2 W4 X! q
Oversight of day-to-day operating expenditures for the properties.
" O5 f, L! Z. Y4 F7 wCollection of rents and arrears, including initiating legal action when required.
* m1 ~& N) y" _  LMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

; c9 d4 a, B% RMaintenance2 o7 m: w9 a1 x& u+ q, j" |# ?
Preparation of appropriate preventive maintenance plans for assigned properties.
: u+ N# S4 a9 HMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.7 @3 y6 m/ p2 ^. @
Ensuring all properties are in compliance with local building and safety codes." S9 F0 F) \" e6 ?1 h& z
Sourcing appropriate third-party vendors to provide services to the property as required.' [* e2 d1 x; d
Conduct regular inspections of the properties to ensure first-class operations are maintained.6 o6 a; W5 S3 q
Plan and recommend capital improvements that may be required.
' A3 w" W5 l, ^" ^Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.4 b8 A) J  ^/ V) q1 J& ~1 Y

0 r9 x  d  ~8 ^9 YThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
