Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada
) ^8 }) i9 P9 QClass 5 drivers’ license

5 o* R* T% |) l9 K! _. e2 yAny experience managing a portfolio of residential properties.
: K$ Z5 b) e, I) a4 Y! mA comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
Supervision of contract service providers.
! u# ]/ N( H4 o4 d+ c; |Preparation of thorough monthly reports.
. U! W6 x# t+ w1 FRent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.
Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
  I. P0 U. U7 \9 VCollection of rents and arrears, including initiating legal action when required.
  S7 M& R  a6 f8 ~0 LMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

8 {- }; x+ J! ZPreparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
7 Y0 q# @; g6 L! G8 c' @* ~" H, N( _Ensuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
. \9 B' g* W: x0 K# A2 `Plan and recommend capital improvements that may be required.
0 f: m5 E6 V# u1 r. X1 ?6 l+ L0 U! DEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
