Maintenance Coordinator

As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada
Class 5 drivers’ license

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
# [7 ?4 U+ G2 L, aOversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
' Q( m8 z/ ^, l# o& tMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
, X+ i5 `5 s6 yMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
. p5 Z# N9 o, y+ p3 I7 y% o$ e4 JEnsuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
6 T0 y% P, B9 dConduct regular inspections of the properties to ensure first-class operations are maintained.
( g6 S$ F4 u) O' PPlan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

! \, W" ?% g" IThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
