As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. + g4 h3 k! : n& e: V' _5 i( D/ a0 XAt least 1-year customer service working experience in Canada
) O& S0 S# D7 F/ N) bClass 5 drivers’ license

Any experience managing a portfolio of residential properties.& o6 R! ^2 _1 }" o
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Oversight of day-to-day operating expenditures for the properties.8 O/ I+ f/ ]3 H
Collection of rents and arrears, including initiating legal action when required.: A! |8 l# T5 B& g, ]$ _
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
+ p* A0 h* x/ R5 n. xPreparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.; n& g7 J% f1 u5 i
Sourcing appropriate third-party vendors to provide services to the property as required.
1 @. B! b/ {# N! x0 |; uConduct regular inspections of the properties to ensure first-class operations are maintained.% O) C1 M7 |6 b; [% {9 u0 ]( e
Plan and recommend capital improvements that may be required.* Y: u0 d: _% P4 j1 |8 ?" F
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
