We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. 1 X( W6 }5 h, @4 u. s

At least 1-year customer service working experience in Canada

Preferred
0 }* K& n/ l7 H$ N5 KAny experience managing a portfolio of residential properties.
8 ]" c8 k3 d( f- U8 aA comprehensive working knowledge of the Alberta Residential Tenancies Act.

General

Open house showings

1 w/ D7 f. ]: {1 Y* U$ NCollection of rents and arrears, including initiating legal action when required.2 {: v8 K& ^" @+ a: Z# r: H7 F
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy./ T5 n5 ?! A1 R$ t

Preparation of appropriate preventive maintenance plans for assigned properties.
- ]3 C' n) ?, J! rMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.4 X1 l# J' v9 K. {$ {  I
Ensuring all properties are in compliance with local building and safety codes.
; d: Y" d. _( FSourcing appropriate third-party vendors to provide services to the property as required.
# d* r2 |3 Y$ i/ k. eConduct regular inspections of the properties to ensure first-class operations are maintained.3 M4 Q6 R3 g! v1 Y* c
Plan and recommend capital improvements that may be required.
$ Z4 b( ]' v2 o4 k* X$ m7 J, TEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.9 G2 c5 F" x( i/ E1 I! w0 ^

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
