We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

Class 5 drivers’ license

' K( M' w* S/ l* W6 N* ]3 hA comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
3 b( H- O, Q7 vSupervision of contract service providers.
Preparation of thorough monthly reports.
Rent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.
Open house showings
Marketing

1 w. ~' [; o$ V+ c9 E; ^Review and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
- f  c# P% D- g2 p4 n) x( G$ LCollection of rents and arrears, including initiating legal action when required.
1 m; L7 @1 c" r/ WMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
9 K) B  N' H" R% A1 KMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
) s* F% z/ f( U4 ~6 i1 ^6 s( l- fEnsuring all properties are in compliance with local building and safety codes.
; a0 Z' j7 `, M  }: _Sourcing appropriate third-party vendors to provide services to the property as required.
. J, q( t: S- F' w- u! J: r$ KConduct regular inspections of the properties to ensure first-class operations are maintained.
/ ~! W' z! ~" V& x3 r" FPlan and recommend capital improvements that may be required.
5 F; q1 x9 _* m: IEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

1 ?# a4 ~  _' g2 zThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.

Salary: $3200 - $4000 / month
