We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada
$ M% o% X2 Z- B6 k4 f/ b: ~Class 5 drivers’ license5 P8 f, g1 J! Y1 `4 K! c

Preferred( Q1 g' @' \' Y* p$ o
Any experience managing a portfolio of residential properties.

Maintaining regular, clear, and appropriate communication with tenants.

$ T3 e- N+ A8 u3 Q' ]Review and approval of monthly financial statements, rent rolls, and revenue reports.( Z2 h9 A# O& [+ {8 ]
Oversight of day-to-day operating expenditures for the properties.
/ M* E- B" B: A. r: X9 m- s, C3 uCollection of rents and arrears, including initiating legal action when required.) e6 J9 R# a0 m) K2 G
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

5 x" y6 [; ~' B( z$ qPreparation of appropriate preventive maintenance plans for assigned properties.
6 E( E* K0 e" ]1 S- XMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.0 G8 \( b( {0 i, b
Ensuring all properties are in compliance with local building and safety codes.
5 ^, U$ a6 p' w( |Sourcing appropriate third-party vendors to provide services to the property as required.
- g" g0 F5 W9 ~- \8 E* {Conduct regular inspections of the properties to ensure first-class operations are maintained.
/ X' Q) N! D- v/ m9 v- d- }Plan and recommend capital improvements that may be required.: y3 a7 n0 D. U* ^5 G1 h
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
