We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.
) c1 }3 ?+ r7 n% [A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants./ g3 \' K" w, d5 i
Open house showings

. C7 x& d' ]0 f; p3 ~9 C6 RReview and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required.

Maintenance

) O* o+ K* P+ a6 v+ pPreparation of appropriate preventive maintenance plans for assigned properties.
4 W$ Z8 g j9 H5 M% k0 eMonitoring and supervision of site staff for unit turnovers and routine maintenance activities./ O9 J; P$ ?2 T, S, n Y6 ?
Ensuring all properties are in compliance with local building and safety codes.
( `5 O1 W4 Z$ z7 M# ESourcing appropriate third-party vendors to provide services to the property as required.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
