Resident Manager Job

We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.* L( x9 a" l4 M, p9 z6 {' m# r3 }

Required:

·         At least 1-year customer service working experience in Canada

0 K0 V: t1 l& n; o5 E·         Class 5 drivers’ license

Preferred

A comprehensive working knowledge of the Alberta Residential Tenancies Act.: z# Z$ G  P# \8 q" R% y$ W

Preparation of thorough monthly reports.* y; L- N8 l- v1 Y$ [" n
Rent payment follow up
* J+ M& O% A; |4 r$ x" L0 bMaintaining regular, clear, and appropriate communication with tenants.

Financial

3 ^9 q" a& T3 I" g  T  j$ U5 wOversight of day-to-day operating expenditures for the properties.
/ ^8 q, V+ D) W3 p/ C$ v6 VCollection of rents and arrears, including initiating legal action when required.0 i% Y* [, X5 @0 x* w. @$ f
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.9 v' _+ D  W" u6 |+ N2 H
Maintenance
0 g5 D- {6 [6 n4 m; h9 B/ K' R! U) _8 s* F) l% M
Preparation of appropriate preventive maintenance plans for assigned properties.% c, e5 d) B5 _# U
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.$ g) \, l$ F/ l* d+ {: e
Ensuring all properties are in compliance with local building and safety codes.
; N+ _; w6 a- n' I- k3 m7 H2 RSourcing appropriate third-party vendors to provide services to the property as required.2 }  \6 o0 n# l( s5 h
Conduct regular inspections of the properties to ensure first-class operations are maintained.1 n# [* W3 u& O) j4 U9 ]; ^
Plan and recommend capital improvements that may be required.
9 C0 x. x8 B5 }" X  mEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.' t  f8 _+ `* Z' _/ h
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.7 @% l7 ^' P+ J' z3 K, U
