We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.4 {9 z- b4 N2 T( m+ n7 ]4 a

General

Supervision of contract service providers.; ~, r$ V& D4 V, b4 t

Maintaining regular, clear, and appropriate communication with tenants.) I" I4 x; x$ ^# r3 w- I/ l

Drive to sites

- b& @& v; W7 }( q! QReview and approval of monthly financial statements, rent rolls, and revenue reports.

6 P6 ?1 y4 f% @  e2 K& I7 z! `Collection of rents and arrears, including initiating legal action when required.
6 d7 K/ b' g1 D) C" X! [" xMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

& y" f9 U# s0 M& O$ M3 [+ i8 ?5 s6 {& c
Preparation of appropriate preventive maintenance plans for assigned properties.+ w! b8 D! S( S( e' B. Z
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.  G1 e. f7 u9 R2 {/ n- d
Ensuring all properties are in compliance with local building and safety codes." Z8 j( d. L- u) f
Sourcing appropriate third-party vendors to provide services to the property as required.! X* ?; i0 O9 ^4 Q5 r
Conduct regular inspections of the properties to ensure first-class operations are maintained.
* S/ m) n+ g0 ~1 jPlan and recommend capital improvements that may be required.
2 n; [6 \1 j- A( x6 ^  \Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
$ Q- B$ V: b& H( A( W9 zThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
