We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Collection of rents and arrears, including initiating legal action when required.1 |) l Z- t/ z. t; e
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.# }3 n* z3 P, L! ^: ~

/ C2 D% _! T3 I- kPreparation of appropriate preventive maintenance plans for assigned properties.; o$ q3 s# {+ T0 o
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.- f* i9 T9 a6 p$ Q! K; `
Ensuring all properties are in compliance with local building and safety codes.
5 T' o6 L' k: L; K: CSourcing appropriate third-party vendors to provide services to the property as required.

Plan and recommend capital improvements that may be required.
