First-time homebuyers in Edmonton will get a break. * L5 E. z9 Q' P* RIn Edmonton’s hot housing market, there are many different demands for a wide range of housing.

The First-time Homebuyers Program is designed to address income-earners who are within 5-10% of the purchase price for their first market-priced home.

7 }6 T5 B  J" z' wThe Program enables a five year deferred payment on the market value of the land (established at time of sale).

Buyer Eligibility Criteria:

- _/ F3 \7 u' |& R; {$ aBuyers must be first-time homebuyers.
7 ~3 j5 P! l* L5 PBuyers must be Canadian citizens or have permanent resident status.
Buyers must qualify and have pre-approved financing for the market value of the home – exclusive of the value of the land (maximum 35 year mortgage amortization).
& ^! S6 ~# Q( x1 ~3 F8 bBuyers’ family income will not exceed a maximum level (to be determined).
3 }$ p* k0 v/ s: T6 L( @) `2 mBuyers may not have a net personal worth exceeding $15,000 excluding primary vehicle and 5% down payment for the mortgage.
The First-time Homebuyers Program has developed guidelines to prevent speculative real estate investment or "real estate flipping".

Buyers will be required to sign a statutory declaration confirming they meet the requirements.
Buyers must be owner-occupants of their home for the five year term.

Next Steps:

The Working Committee is developing processes for lottery draws for each of the 20 sites. Proof of eligibility will be required. Eligible applicants can apply to any of the 20 sites. Only one application per family per site will be accepted.

1 K$ ^9 R% A- c: i- |& Q5 ^The lottery draw process to purchase homes in the first two pilot sites will be announced after construction has begun to allow determination of final building costs and purchase price.
