At least a third of condos and houses on the market in Calgary are vacant, prompting concern from a real estate agent that sellers aren't being realistic about the price they hope to get for their properties.* j* m7 F' A' ~
- M8 n4 U3 n) N"Sellers are having a hard time grasping that we are not in early last year's market," said Kristen McNaughton, a Calgary real estate agent.! j/ k% O+ c# D( ^+ m

4 U- P4 L& M4 l8 aHousing prices soared 38 per cent in Calgary in 2006, with the average price for a single-family home at $396,870. In 2005, prices went up 18 per cent.

4 h5 \* s; K% ]' A" [' ?( MBut as a new year begins, the Calgary Real Estate Board said the vacancy rate in listed houses has reached 33 per cent, while in condos it is at 40 per cent.
