Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

9 `5 c. L  Y" z, E: MIf the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.  t* A7 Z. R. F0 E

# r1 m1 a& o# d! h44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.- ]6 V0 B2 w/ e: e9 ]" a  r

You don't want the baseball hit your windows, do you? School back yard is good for some people, and bad for some people(no privacy) .

lot 44 基本价= 40/2 = 20 万,很接近要价。0 \: w9 `* A6 x
lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:
2 N# t- v0 r6 m高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。: f- A0 a$ H* {/ ~7 C/ X, J

; `7 I8 f# B% U/ {; P46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

# k) ?* x0 \2 j$ |2 Z
0 U# Y# w" m% ]' V+ D/ V房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

4 o/ V( M% W! x0 q' {看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!
0 B& G1 T3 |) U+ d  d# H另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?& V! R8 M9 c/ i- ^: f6 f7 H# H
还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
