Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?& S" L9 X# U2 z1 s2 g
. O4 E* J. s$ p% z' z; I
Lot 46 in Block 3  $207900 (Back yard facing future school zone)" i* @8 M& W' F" F3 K/ D
Lot 44 in Block 5  $198500
& ?0 r$ r' X* h2 c/ E( @; B" ]# R9 k3 k! @  Y! q

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

( a9 L$ O+ E8 d+ GIf the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.

: z" r0 _, l- o44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.

lot 44 基本价= 40/2 = 20 万,很接近要价。" j. k  g0 E3 k( L. W. W# f/ j
lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:4 L: L; K" S% ^
高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。' V' g9 X, r: q; W  {# N8 S$ r
! r  Q  G" F/ T, F) X
46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

% o! V# l/ O( r% @2 r( ^; ^7 X5 A  E* j  Y1 C8 ?
房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!
2 ?' q3 `$ E: p另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?8 X. r/ P1 P' q6 q
还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
