买大学区的condo,希望大家给个建议

最近agent给我看了一个一室一厅的Condo,是大学区的,靠近大学区的SAFEWAY,价格在20万,比较旧,但是高层,混凝土结构的,大家觉得这个价格合理吗?( p. z! A! E+ a7 p0 \( I& Y

8 ~& U! P) V& O: V4 J如果这个价钱合理的话,那我们可能5年之后离开爱民顿,现在担心到时候买不出这个价格。' V' a# v# A8 ^6 J8 t2 A
* s! A6 U; }( ^5 a9 z/ _

none can help you. you have to try 'All measurements to be verified by purchaser'

8 x  P& i9 h7 G* tA large inventory of new condominiums could enter the market in 2009. This will put downward pressure on resale condos and average prices are expected to drop about 5%. The average price of a condo in December 2008 was $234,286. Ponde expects that the average price will be $222,500 at the end of 2009.

五年之后还卖不到这个价格,估计没大可能。。。。。。。

你给offer 10万,愿意卖不卖,反正买不成对你只有好处。估计5年后你肯定卖不出20万的价格。9 \- y! _# S5 T; A% o

再讲讲价。# L' Z0 C" R+ p( g) A6 l$ ^
大家都在等着降价,但估计大学区的房子不会降多少,且20万的房子价格波动不会很大,再算上租房子的钱,还可以的。
/ |: d0 o# _7 P& j, l* ?& Z5年后经济应该复苏有些时间了,好卖。

IF THE SAME CONDO CONDITION, YOUR RENT <= 1.5 * (COST OF CAPITAL + MAITAINANCE + CONDO FEE), YOU SHOULD BUY IT.4 }, S" x; a  V: P' d" f. ~
BUT IF YOU TAKE IT AS A INVESTMENT, THAT'S ANOTHER SONG. Totally different.
