We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.; m4 o+ |+ m+ Y: o# T' x- J& Y% Q# s

At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.3 y" h1 r5 u/ e0 a/ {
A comprehensive working knowledge of the Alberta Residential Tenancies Act.5 K$ E& E5 s2 I4 B) z6 }$ U3 u

Financial
0 C! K# e% D6 N" R' ^6 lReview and approval of monthly financial statements, rent rolls, and revenue reports.
4 s3 X/ P0 M O# p0 d. f7 VOversight of day-to-day operating expenditures for the properties.6 y6 I: p) H2 q7 d; j- `
Collection of rents and arrears, including initiating legal action when required.
( b3 E6 f$ s* D4 c3 b1 b. ~Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.. j5 S6 Y1 p" ^

Preparation of appropriate preventive maintenance plans for assigned properties.
- h1 h+ ?. E! fMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
- p; j" j1 v$ REnsuring all properties are in compliance with local building and safety codes.
9 z( |* y" V5 O8 D2 S: c) tSourcing appropriate third-party vendors to provide services to the property as required.
. M9 S; P5 ?* l; q2 ]" ?5 [Conduct regular inspections of the properties to ensure first-class operations are maintained.% T6 c$ ]/ ~2 t( m9 K- A! s
Plan and recommend capital improvements that may be required.
, z# W6 ?: a" b: n* t% ]6 G/ OEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
