We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:
At least 1-year customer service working experience in Canada
Class 5 drivers’ license

Preferred
2 c- a& \; B# k- X# l) G/ V% }9 pAny experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.
/ K" n0 r- `8 k) D5 L7 k% v- EPreparation of thorough monthly reports.
Rent payment follow up
Maintaining regular, clear, and appropriate communication with tenants.

2 P) b7 }/ V; ~/ BOversight of day-to-day operating expenditures for the properties.
* H/ w- ^, W/ s( bCollection of rents and arrears, including initiating legal action when required.
2 ~1 R# y5 S! z3 o! Y$ c# jMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
1 M$ Y# L- Y: m, t' _4 p! eMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
/ \% Y/ g+ _- hEnsuring all properties are in compliance with local building and safety codes.
' \! F8 S" f' M! i' M  H' }Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
9 J, O5 p' z, EEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

Salary: $3200 - $4000 / month
