Review and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required./ S0 ~; I3 T) k( I% K' o0 n5 i
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.( U- g# {+ F6 n6 W2 G- k

Maintenance
6 S2 J4 G( D; X/ S7 a' c, XPreparation of appropriate preventive maintenance plans for assigned properties.0 l3 Y, g7 s; a- ~' u
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
( g) r2 `, l1 l _+ M0 rEnsuring all properties are in compliance with local building and safety codes.

Conduct regular inspections of the properties to ensure first-class operations are maintained.

& g' ]9 p; V, Q; H* xEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
