We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.! u$ {* ?) M; ^& p! r; p
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Review and approval of monthly financial statements, rent rolls, and revenue reports.9 \$ ^: P2 p7 d. n. w7 P. M# a
Oversight of day-to-day operating expenditures for the properties.% Q9 U" P2 o2 B2 ^3 ~
Collection of rents and arrears, including initiating legal action when required.
* Q4 D. e+ B" {5 T+ y; vMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
" a& w/ ?9 B8 w- ]& I  x6 \. U4 D0 EPreparation of appropriate preventive maintenance plans for assigned properties.
& P$ z; Y1 s0 g& m& a' rMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
6 I' |4 I! k# E5 s  h' G& TEnsuring all properties are in compliance with local building and safety codes.
& M. L( A& X2 k9 tSourcing appropriate third-party vendors to provide services to the property as required.5 N* ~$ H- F( C0 i
Conduct regular inspections of the properties to ensure first-class operations are maintained.) h% `+ |+ R* B1 W7 Q$ r* P, Y
Plan and recommend capital improvements that may be required.
+ ~, j" U0 s/ N# E2 bEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
