As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. # B, P" k/ n* z6 L; j$ Y0 Q

Required:
8 C  L9 p. f3 {* S6 uAt least 1-year customer service working experience in Canada$ B( Q- s* z: V- k
Class 5 drivers’ license
- O8 v2 u( S% G" g$ i, V5 @8 l
Preferred
( m" I- @" Z7 sAny experience managing a portfolio of residential properties.8 j0 C- w- j* m+ B8 _
A comprehensive working knowledge of the Alberta Residential Tenancies Act.. T) b( O9 _, i; X& g

Supervision of contract service providers.% A% A2 J4 o$ C9 F/ S

Rent payment follow up
* Q6 f: Y" n& `) GMaintaining regular, clear, and appropriate communication with tenants.% ^# L0 [. S4 ^& p- N; ^
Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports.! H" T2 D% Q* }% g; n, f, m0 m, M
Oversight of day-to-day operating expenditures for the properties.
' B) {* w2 f% Y0 L: O& D3 _/ gCollection of rents and arrears, including initiating legal action when required.
* y& S: V" Y5 f' b7 p0 UMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.4 I  M  _) V, Y+ r9 Y

Maintenance2 O5 N5 s; M! U, a
Preparation of appropriate preventive maintenance plans for assigned properties.* f4 e( ^+ n3 g4 W2 d
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.- T% E% }% e% j/ |3 S" Q
Ensuring all properties are in compliance with local building and safety codes.& B" e) m5 Q' H& D0 ~# `
Sourcing appropriate third-party vendors to provide services to the property as required.' {0 x- }3 Z4 {1 k3 C$ S7 F
Conduct regular inspections of the properties to ensure first-class operations are maintained.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
