Review and approval of monthly financial statements, rent rolls, and revenue reports.$ C; ]" }8 v" i
Oversight of day-to-day operating expenditures for the properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.2 W/ L) ^; U* u# K/ @

Maintenance c1 q- D& e8 C0 k5 M5 O
Preparation of appropriate preventive maintenance plans for assigned properties.! o+ {6 o8 M& f! X1 n6 Q
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.

Conduct regular inspections of the properties to ensure first-class operations are maintained.. B T* ~! p& k& z8 L, i
Plan and recommend capital improvements that may be required.
0 I' j" V: s+ D- _* nEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
