We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
/ y8 u2 P+ ]2 y( b$ vAt least 1-year customer service working experience in Canada; W2 D% C" ^- X% J3 B
Class 5 drivers’ license
; M& D9 W! I; d, ^; Z8 G0 [' c
. B- s( w; ?7 F2 t% l2 s( o1 FPreferred  q1 T! i3 Y7 F0 a
Any experience managing a portfolio of residential properties., |! ~+ u( r5 O% \/ L- m
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

8 S" [# Q" b. y: W* HGeneral. \8 I; I- G" s5 _" e/ F* }* s9 m
Supervision of contract service providers.
! s! `5 T' N5 |  R  mPreparation of thorough monthly reports.6 M9 E. K  S/ f
Rent payment follow up; s: g5 M; N; y9 H! A5 b
Maintaining regular, clear, and appropriate communication with tenants.; R' I! ~& z% x- b0 Y% b
Open house showings

Other tasks related to be assigned- O# S& l4 ?" b# S
1 W, ?% ?$ O5 v# n) O; q
Financial
  n, k" \5 s& I) b8 i1 c# jReview and approval of monthly financial statements, rent rolls, and revenue reports.
7 c. [7 e+ `& q9 dOversight of day-to-day operating expenditures for the properties.
+ o9 q# d: v  O6 {Collection of rents and arrears, including initiating legal action when required., F- y4 n' x* D! Y" F/ e* x
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.) F) `5 H" b0 `: m

Maintenance
6 f1 J7 B! C6 t* I8 f* A: J4 N/ EPreparation of appropriate preventive maintenance plans for assigned properties.
- {: H/ {& L$ {9 EMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
$ z) F$ n4 y# J6 r: {" WEnsuring all properties are in compliance with local building and safety codes.
2 R! V% p. o4 B$ SSourcing appropriate third-party vendors to provide services to the property as required.& _* I5 p2 z# z; E4 t  J8 H
Conduct regular inspections of the properties to ensure first-class operations are maintained.: d2 D" }2 G! C  J0 l0 S/ C
Plan and recommend capital improvements that may be required.! z4 c# ]( Q5 N% n/ _; g4 h
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
