We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. Class 5 drivers’ license

0 B1 N: m3 u! [% R' EAny experience managing a portfolio of residential properties.

Oversight of day-to-day operating expenditures for the properties.% y- [! c! [' z3 y4 C
Collection of rents and arrears, including initiating legal action when required.8 H7 e; q9 [2 K1 h3 G
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.! n9 F4 P* T" d( I- A5 O6 O

Preparation of appropriate preventive maintenance plans for assigned properties.
$ v7 z% J& t. e) A! kMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
* y7 V2 C/ R7 [1 y7 aEnsuring all properties are in compliance with local building and safety codes.
- x0 P9 Y' E, r" @Sourcing appropriate third-party vendors to provide services to the property as required.
$ B" s: `: x- O5 RConduct regular inspections of the properties to ensure first-class operations are maintained.2 Q4 j+ }* O) |1 U
Plan and recommend capital improvements that may be required.0 k1 ~3 o* ^: y+ E
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
