We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.4 T6 h1 M3 b2 _% I1 ^  M

·         At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.

Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants." X- }2 n: y. y, p& }
Open house showings

- M1 F3 |; D2 [Review and approval of monthly financial statements, rent rolls, and revenue reports.- M! X5 t$ P* c
Oversight of day-to-day operating expenditures for the properties.
. \- ?$ q& M! T1 cCollection of rents and arrears, including initiating legal action when required.
1 F4 b1 e3 l4 s8 W4 C8 w) IMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.. o! y* c, j! `
Maintenance1 P6 |1 W8 J* O; ?

( Q+ s- x$ X2 D; f' L5 aPreparation of appropriate preventive maintenance plans for assigned properties.  o& g- T3 ]0 T
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.7 ?8 s! \+ O: m9 \5 L  c
Ensuring all properties are in compliance with local building and safety codes.9 O+ E0 E4 }7 `4 p8 b* z
Sourcing appropriate third-party vendors to provide services to the property as required.( x; W! r/ m% O( \) ?/ D
Conduct regular inspections of the properties to ensure first-class operations are maintained.+ o3 b$ b8 D% A. }3 _
Plan and recommend capital improvements that may be required., l; g  a' A5 y3 `8 B+ P
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur./ S9 B  b! I9 D" E+ @' u
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.: O( g; k; ~: \$ U+ Q
