We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.5 I, F! A comprehensive working knowledge of the Alberta Residential Tenancies Act.

( U" u+ f  Q4 UPreparation of thorough monthly reports.

1 x- g" r9 W5 J9 i- \0 g  GMaintaining regular, clear, and appropriate communication with tenants.

Financial
1 {5 d# e: w: C% U+ v$ G7 R/ y+ `- U! c8 Z, m
Review and approval of monthly financial statements, rent rolls, and revenue reports.  }+ Z9 V( ~. ?8 Y' z
Oversight of day-to-day operating expenditures for the properties.
, o" B: l, P1 U7 O$ i8 YCollection of rents and arrears, including initiating legal action when required.8 R! w# G1 {! D, A
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.% L/ I1 E4 h; @! l* I# ?1 J
Maintenance
9 H* u1 ?2 m5 ]0 j9 `5 f: E" G( q7 e' F$ D* r" q6 X' g/ j
Preparation of appropriate preventive maintenance plans for assigned properties.
; Q: K" H) D* r( `5 L$ i8 Z6 X% FMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.5 h6 w  {6 |9 p" P; z/ |" V
Ensuring all properties are in compliance with local building and safety codes.
( `( f6 Y* U$ _8 @+ }6 P: E: _Sourcing appropriate third-party vendors to provide services to the property as required.7 Q8 ?# T' t7 k8 O1 p+ G
Conduct regular inspections of the properties to ensure first-class operations are maintained.. Q* i, I# d, M0 I  g% m4 q5 l
Plan and recommend capital improvements that may be required.; ?. t7 [+ G5 z0 B
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
9 s  B4 n) Q' q0 g5 ^& d8 q/ W! iThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
