Collection of rents and arrears, including initiating legal action when required.: q/ _& A4 |$ Z$ b0 d" l( d3 T& Z9 D
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.6 Q- n' J+ H' V3 y
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
* D# J2 B, N* y$ S) lEnsuring all properties are in compliance with local building and safety codes.
# n% R! E; J4 E' B' gSourcing appropriate third-party vendors to provide services to the property as required.- C9 h$ S$ l2 f1 `- p \4 w" t
Conduct regular inspections of the properties to ensure first-class operations are maintained.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
