We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Collection of rents and arrears, including initiating legal action when required.( `. w, `1 Q$ P+ I7 }& R6 y
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.2 w8 k* B2 ?2 h/ Y( ^$ n4 F# w
Maintenance

Preparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.

. I' G4 }0 A. k# rConduct regular inspections of the properties to ensure first-class operations are maintained.

' D* D0 p' A) k. AEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
