We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.% @% `5 \/ ^4 g% ^' m# ]- J

Required:

) z6 s8 n9 m4 U, t. W# PAny experience managing a portfolio of residential properties.% t, ] R j% n# P9 }5 g: l
A comprehensive working knowledge of the Alberta Residential Tenancies Act.( j }1 A& C* q: E. A

Supervision of contract service providers.

Rent payment follow up

Drive to sites

Review and approval of monthly financial statements, rent rolls, and revenue reports.
# E5 Z0 [- o( f( s& Q! eOversight of day-to-day operating expenditures for the properties.
% q" c. l, G1 e, s/ N5 RCollection of rents and arrears, including initiating legal action when required.* W; F0 ?) L. x5 G& i
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

j. |* y9 m- m# c% c. t) Q9 uPreparation of appropriate preventive maintenance plans for assigned properties.
: O& R: ]. C e% p2 rMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.

- o/ j6 Y3 _9 G3 ]* XSourcing appropriate third-party vendors to provide services to the property as required.

Plan and recommend capital improvements that may be required.' i8 x% D) v& F2 |0 Q' m: Q& Q' X# u
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.+ Q' ?" c9 h8 W9 X
