有一问题不解关于买房的GST？如果我是这个月SIGN的CONSOLIDATION AGREEMENT，但POSSESSION DAY是在8月份，那么该交7%，还是6%的GST呢？ ７月１号以后拿到新房钥匙的都有同样的问题吧？谢谢专家解答！

这儿挺好的

如果你的房价低于＄450，000，你的GST 本身也不是6% 或7%。是有返还的。

房子是低于４５。００００的，但是REBATE是返回BUILDER的。所以我要交６％或７％的gGST.
不知这事问谁能更清楚一些。问了我们的同事，说应该是在跟layer sign contract 的时候为准.

我是4－29去greenboro签订一个一个什么，交1000的定金，只是保持那个价格，不算是 agreement吧？？

还没找律师咨询，但感觉BUILDER说的有道理，即你SIGN AGREEMENT那天起，他们的房子就不能卖别人了(if your pre-approve is ok.)。谢谢你，我还会再各方咨询一下的

agreement 是要签一些paper的,同时交一点定金

感觉 Mortgage 是从POSSESSION DAY开始算起，但GST的交法要从SIGN THE CONTRACT的那天来定。

GST and New Homes

: I- \2 [5 }0 Q. k; b* a2 bWhen you buy a newly constructed home, condominium or townhouse, the entire purchase price including land is taxable. If the property is to be rented to tenants, the full 7% GST is charged on the purchase price. However, if the home is gong to be your primary place of residence, it may qualify for a partial GST rebate, depending upon the sale price.

For primary residences costing $350,000 or less, you will receive a rebate of 36% of the GST paid, to a maximum of $8,750. That means you pay approximately 4.5% GST (not 7%) on the purchase price.

- N! Z% l) {" a对于我的CASE,这36%的GST rebate 由BUILDER去申请，我所应付的，AFTERJuly1ST，就应该是6%基础上的4.5%的了，本来是打算直接用BUILDER的LAYER的，现在看来得先看他怎么说了。
