One question for Assessed Valueof a house

Just wondering how the value of the house is assessed by the government? Recently saw this ad: http://www.edmontonchina.cn/viewthread.php?tid=407691 and its sailing price $ 289,900 is much higher than the assessed value by the government ( by last July): $212,500.

  n* Q9 R; y+ L; C: UBTW, the mission of a realtor is on behalf of the seller, is this right? Is there any kind of realtor on behalf of the buyer?

楼主只要不找listing realtor，其他的realtor都会on behalf of the buyer。

What do you mean by 'listing realtor'? Those posting in MLS?
