- h n' M Z4 W% KWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

General

Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants., q( V% F; K4 g( @6 g4 S
Open house showings

: C; V/ k- a9 _Review and approval of monthly financial statements, rent rolls, and revenue reports.
9 y4 |% O9 @. FOversight of day-to-day operating expenditures for the properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
0 S6 e% G; a* U( dPreparation of appropriate preventive maintenance plans for assigned properties.
( d( O# F- @9 {3 M, g' w6 LMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
& t1 G5 Y# p. j2 K5 g8 I, A( OEnsuring all properties are in compliance with local building and safety codes.
/ K; @" ]2 R+ [4 n$ K6 s: q" HSourcing appropriate third-party vendors to provide services to the property as required.
! c1 F- A' l6 v" m* YConduct regular inspections of the properties to ensure first-class operations are maintained.9 B8 m. M/ U. X3 {/ \; @
Plan and recommend capital improvements that may be required.
! X2 C' L' @/ a1 T0 tEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
