Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada

. Q0 Y! I% b8 A2 M( W# O2 WAny experience managing a portfolio of residential properties.4 I( {% I) b9 Q. ]
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.- i( D4 s* I) c2 @8 ?4 w
Oversight of day-to-day operating expenditures for the properties.
5 K6 \( a5 J/ ^; C! F3 lCollection of rents and arrears, including initiating legal action when required.
5 ~- c1 Z7 N& V$ R$ X! xMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

( v  ~+ u2 S+ _Maintenance
: A/ F$ R( p* ~1 u) q+ {9 _& U$ nPreparation of appropriate preventive maintenance plans for assigned properties.1 f( l; r$ M8 q; Y. j# ?
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
4 T  y! R# ~; s' y! ~Ensuring all properties are in compliance with local building and safety codes." D$ g$ c  ?9 y+ V
Sourcing appropriate third-party vendors to provide services to the property as required.* \/ d' N$ B: Z# g
Conduct regular inspections of the properties to ensure first-class operations are maintained.8 [! G5 C( w( F: b  f  K1 [' L( N
Plan and recommend capital improvements that may be required.
$ K* m! Z- l$ |Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.% E; n  O' e0 X3 r. F6 ?0 m

- ~) G- J! h7 g' m( E/ a( CThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
