Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada
$ g; y& d3 u1 `) c* z5 [Class 5 drivers’ license
9 [" [4 V* M* r9 c- a( n+ e0 v$ N# k$ d
Preferred
+ [, A. }* ?6 X  ~Any experience managing a portfolio of residential properties.
: O& g' g  I$ }( PA comprehensive working knowledge of the Alberta Residential Tenancies Act.' s7 o  E$ {% \- t

Supervision of contract service providers.2 d. Q! I; e) u* `5 y
Preparation of thorough monthly reports.; M# B6 |8 B# u( S9 X
Rent payment follow up

Open house showings

Other tasks related to be assigned

Financial
1 V1 l. l! r9 x2 K! j9 b: ]# CReview and approval of monthly financial statements, rent rolls, and revenue reports.
5 D/ n0 P9 r5 q4 ]Oversight of day-to-day operating expenditures for the properties.# |0 |' h! K7 S4 `- J
Collection of rents and arrears, including initiating legal action when required.8 ^/ I( x" w; P& g
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy." c6 k+ K. p! f% V# k( P7 P
' T8 K, d" [/ w3 \2 r- q' a
Maintenance
/ A1 X% t+ g  I3 z3 Z3 K6 qPreparation of appropriate preventive maintenance plans for assigned properties.
- `$ m" A$ X+ G& ~3 ]. K: U% fMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
6 ~* A& p8 ^+ P, j8 R( l/ jEnsuring all properties are in compliance with local building and safety codes.
; G& D* r, ^' r8 q9 KSourcing appropriate third-party vendors to provide services to the property as required.6 i2 O5 W) _+ E5 J! i5 R
Conduct regular inspections of the properties to ensure first-class operations are maintained.* Q8 G: u( W9 m: l& q8 D
Plan and recommend capital improvements that may be required.
/ m" S1 p: p" F( D7 B0 [Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.. I0 f; h. _9 \- {
