We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada) i  G- S+ r5 l3 H
Class 5 drivers’ license
5 m8 x; b" c0 a* o# F
$ ?6 }. U, u% B- f6 i! A4 mPreferred
" |# K& X+ c' ^1 _Any experience managing a portfolio of residential properties.( ^9 P/ P# @. h+ x3 E5 A
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

- ^% p1 P' d7 L; x( N; ^Supervision of contract service providers.

Rent payment follow up6 [+ Y% I; V/ [6 N# L& A' L
Maintaining regular, clear, and appropriate communication with tenants.4 c' u) ^9 L' R3 v$ g
Open house showings& K; n, }2 z  ^2 q. j: E' q
Marketing+ D' C, ]8 W# X+ \
Drive to sites0 O4 x) q2 i4 N9 ?+ y2 q
Other tasks related to be assigned

Financial
: T" G2 h) @" f$ p2 t! v: EReview and approval of monthly financial statements, rent rolls, and revenue reports.  Y" X& x3 \6 Z$ G1 A) }* N* W
Oversight of day-to-day operating expenditures for the properties.
$ P+ w9 |$ r5 |- R. |Collection of rents and arrears, including initiating legal action when required.
! @  T8 _) S- W4 q3 |' iMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

" h5 Z2 w6 g+ NPreparation of appropriate preventive maintenance plans for assigned properties.
6 g8 V8 X' L, \/ C" ?: ~) lMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.2 J# T* ]& m3 X0 r
Ensuring all properties are in compliance with local building and safety codes.
0 e) I; ?  ?/ \0 S; @. VSourcing appropriate third-party vendors to provide services to the property as required.- h& F( N' r' h! c
Conduct regular inspections of the properties to ensure first-class operations are maintained.' U9 H) C: }9 Q1 ^! y& G
Plan and recommend capital improvements that may be required., \- N& B8 N' f* R0 C: j
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

License/Certification:
