Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.6 N' A9 E$ A: _# z, K4 T

Required:
9 ^% S, o" D; E, B. D3 k% gAt least 1-year customer service working experience in Canada
9 q* A- A% d, h0 UClass 5 drivers’ license/ A' E y) h9 ?' j% l* N! ~

Preferred" y4 }7 u+ g0 f5 C9 x% n
Any experience managing a portfolio of residential properties.
7 Q' k- t/ D, {# @2 o. z2 @A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.) ?1 v( r$ V) g6 @8 g3 w
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.( C `7 G- _! N

Financial
* J& W4 O5 M( c* y% s' t* GReview and approval of monthly financial statements, rent rolls, and revenue reports.; u4 X# _0 U4 P/ l
Oversight of day-to-day operating expenditures for the properties.
) W A, \. a+ R4 X) d# n5 T" @. f5 S2 jCollection of rents and arrears, including initiating legal action when required.& y# Z" E8 D8 }
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

_5 @0 p: d' _ C) vPreparation of appropriate preventive maintenance plans for assigned properties.3 V. U4 @" Q, e3 l+ Z/ A
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.) a2 P/ T5 Y- R( H- \
Ensuring all properties are in compliance with local building and safety codes.
& E- F/ @9 N+ \Sourcing appropriate third-party vendors to provide services to the property as required.
+ f& c1 k! v5 j. hConduct regular inspections of the properties to ensure first-class operations are maintained.5 F1 T, ~9 p) w# G9 V+ c. y/ ~8 q
Plan and recommend capital improvements that may be required.# Q- |9 W; D8 j7 Y7 @+ I: b8 `" x
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.' @) i# M; v6 D# G4 v) C
