As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

# p- F  e( q/ i- CPreparation of thorough monthly reports.
Rent payment follow up

% Q6 D; F6 W3 mReview and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
0 ]0 i) ^+ P; j$ V' UCollection of rents and arrears, including initiating legal action when required.
; y' a8 ?) l$ HMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
; ^* q0 [, Z' e$ aMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
3 l$ q' Y) Q* JEnsuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
' O6 U$ V' j. F% x4 c. j, qConduct regular inspections of the properties to ensure first-class operations are maintained.
2 _. y. E# S0 ~6 P" x# n: ~Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
