We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
$ c* E5 P9 G7 r6 w9 }3 OAt least 1-year customer service working experience in Canada
6 |- G% \3 c9 a; e/ ~* K/ RClass 5 drivers’ license

Any experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
Supervision of contract service providers.
% j/ D/ S. K/ }0 ~' aPreparation of thorough monthly reports.

% [1 V) E$ R! S# i' g4 LMaintaining regular, clear, and appropriate communication with tenants.

Marketing

% X, s. y5 W! P/ j* T; GReview and approval of monthly financial statements, rent rolls, and revenue reports.
4 |% M7 |4 w' B" ]$ D5 BOversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
3 K# g6 J. G# z! N( F3 `, ^Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
Preparation of appropriate preventive maintenance plans for assigned properties.
# N5 w+ W) A# e( {Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
' m$ m& m6 N! u# vEnsuring all properties are in compliance with local building and safety codes.
. d7 i* i+ \: XSourcing appropriate third-party vendors to provide services to the property as required.
0 d: [) c" S8 `0 rConduct regular inspections of the properties to ensure first-class operations are maintained.
" r0 n8 [+ }0 ~. f- ~" h+ TPlan and recommend capital improvements that may be required.
# B# R3 t7 }% T/ [/ J! f& r: xEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
