We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. 4 k5 @. s6 c0 Z/ O$ V7 a: S: X

At least 1-year customer service working experience in Canada

Marketing

Review and approval of monthly financial statements, rent rolls, and revenue reports.
. {9 J6 E, n8 w9 k6 I9 H; s( TOversight of day-to-day operating expenditures for the properties.$ B9 V5 ?& F; m- ~9 u* J9 W
Collection of rents and arrears, including initiating legal action when required.' p+ D" ]0 C' R( N% d+ A
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.
# A# c! d2 g9 _5 T/ K- FMonitoring and supervision of site staff for unit turnovers and routine maintenance activities." T3 L! C  i4 \. ~; I: v1 q2 s
Ensuring all properties are in compliance with local building and safety codes.
  j/ Q2 c1 H2 N( B8 sSourcing appropriate third-party vendors to provide services to the property as required.
  G9 C! R6 O2 a7 AConduct regular inspections of the properties to ensure first-class operations are maintained.
$ J0 h8 s7 T8 r: F6 QPlan and recommend capital improvements that may be required./ x: L% p7 M+ s! c2 q
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur., x' a4 S9 o  b0 ]1 i' j! z) ^
