As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

0 A& h8 u  f9 @6 V1 k. Q9 a& ~7 M- [Preferred7 O2 X4 c: m3 [! H- G: P9 T6 [7 j
Any experience managing a portfolio of residential properties.$ q5 k, N8 K& [/ n, Z" O
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
+ G" o+ N; ^) s; QSupervision of contract service providers.
# p- F  e( q/ i- CPreparation of thorough monthly reports.4 }; A1 b% H3 I$ R- X) r1 U
Rent payment follow up
) B" {  E5 `5 N! ^- M" CMaintaining regular, clear, and appropriate communication with tenants.

Marketing
) y2 S5 j6 D! U9 fDrive to sites, j: ]& q# I7 h. R9 n0 X9 ~

% Q6 D; F6 W3 mReview and approval of monthly financial statements, rent rolls, and revenue reports.: X0 b% \9 A  |' B9 g
Oversight of day-to-day operating expenditures for the properties.
0 ]0 i) ^+ P; j$ V' UCollection of rents and arrears, including initiating legal action when required.
; y' a8 ?) l$ HMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

2 m, F; x' _! a- Z" e/ ^6 uMaintenance  T' r8 @) g5 F+ w
Preparation of appropriate preventive maintenance plans for assigned properties.
; ^* q0 [, Z' e$ aMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
3 l$ q' Y) Q* JEnsuring all properties are in compliance with local building and safety codes.' v+ |; |; {2 g+ K
Sourcing appropriate third-party vendors to provide services to the property as required.
' O6 U$ V' j. F% x4 c. j, qConduct regular inspections of the properties to ensure first-class operations are maintained.
2 _. y. E# S0 ~6 P" x# n: ~Plan and recommend capital improvements that may be required.- O- A& j* F, z& n
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
