Preparation of thorough monthly reports.

Financial

Collection of rents and arrears, including initiating legal action when required.
& K& c9 Q; E" G) X$ H( AMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

1 R; X# r' c- ]6 J7 Y: QPreparation of appropriate preventive maintenance plans for assigned properties.

Ensuring all properties are in compliance with local building and safety codes.

Conduct regular inspections of the properties to ensure first-class operations are maintained.
) K5 c4 @# r, L% T) e$ b! vPlan and recommend capital improvements that may be required., U) n2 d ]9 o% k" y
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
