We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

At least 1-year customer service working experience in Canada

Preferred
! B" H( h; A6 bAny experience managing a portfolio of residential properties.1 w' [* _) T7 a6 N% j% c! U
A comprehensive working knowledge of the Alberta Residential Tenancies Act.* x- e  _) ^8 D6 Q, d; e2 z# u

Rent payment follow up

Review and approval of monthly financial statements, rent rolls, and revenue reports.
8 n* c' V+ _. S; }Oversight of day-to-day operating expenditures for the properties.
( ?# m% d: g" {Collection of rents and arrears, including initiating legal action when required.0 j: m7 A. L' w4 K* S$ {6 N
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
& C# v( T$ V0 s2 n, G" C! w" h' r: F( X) f, Q7 ^- n
Maintenance
$ j# F7 `4 p0 d! ^7 I7 E0 fPreparation of appropriate preventive maintenance plans for assigned properties.( R8 l. Q8 g4 H$ x
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.# I, [; i# k9 S% b) Q  o
Ensuring all properties are in compliance with local building and safety codes.
2 w- J2 V2 M2 K1 Z. k1 b" sSourcing appropriate third-party vendors to provide services to the property as required.: C$ `3 g! p% f9 U; b
Conduct regular inspections of the properties to ensure first-class operations are maintained.
- ?+ s, n7 d8 K# XPlan and recommend capital improvements that may be required.9 D5 @1 l2 ]) J
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur., N  L% Y+ @& w# ]( t+ Q
