We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.( y- [2 z7 S* ^3 p) a! Preparation of thorough monthly reports.# T, |6 x; y6 l  I" @
Rent payment follow up

Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports.  I1 @" z8 Z5 s4 {' U
Oversight of day-to-day operating expenditures for the properties.) o' D1 v4 m. F2 d) F& C- t
Collection of rents and arrears, including initiating legal action when required.
3 K4 O& m% f) I3 x4 ^+ }# x0 oMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.( q8 h' v3 C7 x$ c, k, c
Maintenance
+ Z* \: F4 g& S& c0 t* `, q1 L1 @/ i
) L2 x/ R0 v7 e: o! cPreparation of appropriate preventive maintenance plans for assigned properties.
3 j! G/ R/ V3 W4 b9 SMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.( Q6 D1 k: S4 M7 x' z/ l" c% y
Ensuring all properties are in compliance with local building and safety codes.
. h  H3 r+ M- i; E% fSourcing appropriate third-party vendors to provide services to the property as required.3 r8 b% I/ s& a  ]
Conduct regular inspections of the properties to ensure first-class operations are maintained.
2 F, p  r$ e, U0 m( O4 XPlan and recommend capital improvements that may be required.. P% M8 d2 v, O) K) T
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.5 Y8 x! Q! N0 E
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.* j) h2 [  O: {5 z
