We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.

Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Oversight of day-to-day operating expenditures for the properties.
9 q* W6 e& K# l- t9 ~Collection of rents and arrears, including initiating legal action when required.
" n: M# X0 _4 ]8 pMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.2 n$ a; K& I$ D( w4 v& n1 D1 u
Maintenance

Preparation of appropriate preventive maintenance plans for assigned properties.
" y& z" a! p6 ?, C& WMonitoring and supervision of site staff for unit turnovers and routine maintenance activities., l1 e6 v/ g$ S7 P& x: m! z
Ensuring all properties are in compliance with local building and safety codes.! \& W, T: k) j3 h5 [- u5 U" _8 ?* V
Sourcing appropriate third-party vendors to provide services to the property as required.
. S. F2 ^" Q2 x4 o+ oConduct regular inspections of the properties to ensure first-class operations are maintained.
