We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Preparation of thorough monthly reports.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy./ i9 k) m G: |' e% H
Maintenance

& c$ X/ r& m! F* x2 x; FPreparation of appropriate preventive maintenance plans for assigned properties.1 i3 g7 Y$ U0 k) q& Q) i
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
5 I' R+ q% B: U% t3 x' f! vEnsuring all properties are in compliance with local building and safety codes.
/ l) ?6 J, p6 z& WSourcing appropriate third-party vendors to provide services to the property as required.; U: ^6 f& c( T3 t0 S
Conduct regular inspections of the properties to ensure first-class operations are maintained.9 T E7 L, S! [0 b7 S7 H
Plan and recommend capital improvements that may be required.* z+ G; w7 s+ W5 b# h! P
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
