Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

( R: R1 J  Y; t- z3 E6 d! cIf the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.

* N. T* m# _. C6 |44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.; I' F6 k4 }! C% p: c8 u5 a0 z

高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。: j1 f/ S9 y8 i

46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

以性价比来说,Lot 44 in Block 5 合算一些。
- W2 P4 i$ b" `; r6 m: Xlot 44 基本价= 40/2 = 20 万,很接近要价。% c% r+ y, F- E$ M5 B* p. H
lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:

  X; ^; Z2 O2 v
. C' }4 s  n% g3 t8 I房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!
8 m6 W1 o2 ~; J8 ?, Q0 Y另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?
4 E  g# f# B" x还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
